Clear written scopes
Know which areas are included, what preparation is planned and which finishes are specified. Identify exclusions and special requirements before work begins.
Scheduling around the property
Discuss vacant-unit access, resident activity, shared entrances and other trades during planning. Agree on the sequence and any management responsibilities before painting starts.
A clear communication plan
Establish who coordinates access, handles questions and approves changes. Keep your management team and Empire working from the same plan.
Consistent colors and finishes
Agree on paint selections across units, buildings or shared spaces. Existing color information and maintenance standards help define the scope.
No deposit required
Pay when the agreed work is complete. Qualifying work includes Empire’s 3-year written warranty.
Local accountability
Empire Painting has served Southeast Wisconsin since 2003 and is based in Delafield. Your property’s location, scope and operating needs guide the conversation.
Vendor requirements discussed early
Share your insurance, certificate of insurance, onboarding and documentation requirements when requesting a scope. We’ll review what is needed before the work is scheduled.
Managing recurring work?
Talk with us about your unit turns, upcoming projects and preferred-vendor requirements. We can discuss whether the scope, volume and timing are a fit.
Talk About Your Property or Portfolio →Painting that fits your property’s operations
A vacant unit has a move-in date. An occupied building has residents to consider. An HOA exterior project has budgets, approvals and multiple buildings to coordinate.
Start with the property’s priorities. We’ll review the surfaces, preparation, access and timing, then put the agreed work in writing. Whether you manage one community or several properties, the goal is a scope your team can understand and plan around.
